If you advertise property in Dubai, compliance comes before creative. The Dubai Land Department requires real estate companies to get an advertising permit through the Trakheesi system.
What the rules require
According to the Dubai Land Department:
- Companies must apply for a permit before publishing an ad.
- Each ad must include its permit number.
- Ads must follow the conditions approved in the permit.
What can go wrong
The department has reported violations such as running ads without a permit, manipulating permit numbers and using expired permits. It has said fines start at AED 50,000 and can increase, and repeat violations can put a licence at risk.
A simple checklist before launch
- Confirm the permit covers the property and the ad.
- Check the permit is still valid.
- Add the permit number to each creative.
- Match the ad's price and details to the approved information.
- Keep a record of permits for each campaign.
Rules can change, so check the latest requirements with the Dubai Land Department or your legal adviser. This guide is general information, not legal advice.
